Clint visited yesterday with his quotation.
The quotation was split as follows:
Main House:
1. Remove and dispose existing asbestos: $4280
2. Re cladding, including R 2.0 insulation in cavities: $22,840
Shed:
1. Remove and displose existing asbestos: $1860
2. Re cladding, no insulation: $5180
Chook Pen: Remove asbestos roof: $1320
The first thing to note is the high expense of asbestos removal, even though only two sides of the house are involved. (I told Clint that I should have removed it all in the 1970's when I had the chance.)
We both agreed that the work on the shed and chook (ie chicken) coop were not warranted. There is no legal requirement for me to remove that asbestos and Clint assured me that the asbestos is safe as long as it is not disturbed by drilling, cutting, sanding, etc. I will be satisfied with having the shed repainted to match the color of the house.
I'll have to arrange for the house painting separately, although Clint can recommend some painters. He estimates that the painting will cost about $2400 and that I should allow $1,000 for scaffolding. Naturally I'll try to find a painter who can supply his own scaffolding.
So the re cladding of the house will cost $27,120 plus an estimated $3,400 for painting, yielding a total of $30,520. Adding this to the $63,050 that I've already spent will yield a total for the three major costs of the renovation of $93,570.
Clint expects to begin the two week re cladding effort on Friday 10 April, or possibly the following Monday.
Ahead will be costs associated with refurbishing the verandah, porch area floor, and bathroom, but nevertheless the renovation has so far has cost much less than I had expected.
