Cladding Signoff and Payment

The house re cladding total cost came in at $32,334.50.

That included:

$4,280 for removal of the asbestos,
$720 for plumbing,
$480 for electrical work,
$745 for eave lining work that I requested beyond the original quotation
$2,939 GST (Goods and Services Tax of 10%)

Clint went over the figures explaining everything carefully and I told him that I had no problem with the cost because he and his team had exceeded my expectations.

That brings the total house refurbishment cost to date at $95,591 and marks the completion of the final of the three major projects of the renovation which were (1) Refurbishment of the interior of the house, (2) Brick paving the driveways, (3) Re -cladding the house.

Remaining are the following more minor projects: (1) Repainting the outside of the house [about $4,000], (2) fitting out the windows and doors with external architraves [maybe $1.5k], (3) Re-finishing the veranda floor, posts, and rails, [about $1k because I'll do it myself], (4) Refurbishing the bathroom [about $15k].

At less than $100k so far, the refurbishment of the house is coming in at less than I had expected. 

Shortly after returning to Perth I received two valuations of this property that were both the same: a price range of $450-$500k.  This was in spite of the house being run down, and I figure that the attraction was the land.  If so, it is likely that a  buyer would have bulldozed the house and started again.  So I figure that I have not over capitalized by bringing the house up to a modern standard.

This was never about money and totally about my home.  Nevertheless it will be interesting to find the value of the property after the refurbishment is complete.
